A home inspection is a non-invasive, visual examination of the accessible areas of a residential property which is designed to identify defects within specific systems and components defined by the International Association of Certified Home Inspectors "Standards of Practice", that are both observed and deemed material by the inspector.
As a Home Buyer, it's easy to overlook items that you may not be trained to look for; such as efflorescence on a basement wall, roof coverings nearing the end of their life cycle, aluminum wiring, or lack of insulation in the attic.
As a Seller, a home inspection is a great idea prior to listing your home for sale. A quality inspection can help you identify potential issues ahead of time, so there will be little chance of surprises when serious home buyers hire their own home inspector. Knowing in advance will provide you the information you need to consider when listing a selling price, and whether you will make the repairs before listing or pricing your home to account for items that will not be repaired.

With any inspection performed, I will provide a full inspection report with pictures within 24hrs of completing the inspection (in most cases you will have your report before I conclude business for the day).

InterNACHI helps to standardize the Home Inspection Industry. Since the State of Georgia does not require any formal licensing for Home Inspections, I believe in being the most educated as possible in my profession so that I can provide you with the level of service I would expect for my family!
I do not charge additional fees for the use of a Thermal Imaging Device, because I do not rely solely on it's outcome. As you could imagine, a cup of water sitting on the inside of a wall cavity for 3 weeks will succumb to the ambient temperature around it and may show no sign of it's presence. However, I have found it useful in some situations to aid in uncovering issues that otherwise may have been missed by the naked-eye. Even the best thermal imaging reader is not foolproof.
Not all Home Inspection companies are equal - some will showcase their pricing, and some will provide you a price based on many factors. Neither is "good nor bad" - I prefer to provide you with as much information up front as I can, so you can make a decision as quickly as possible. My pricing is listed on my page, and the only time it may fluctuate is if you elect to add additional services, or live more than 50miles outside of Cartersville, GA; in either case, I will be up front and let you know.
